rate my 70m2 2 bedroom apartment plan 78m2 including the balcony. this design would enable 4 apartments per floor in a square shaped building with the stairs/lift in the middle. would you inhabit? what does bernd find important in an apartments layout?

>>25597727 Those arent "rooms" you made, they are capital wardrobes, not even "walk-in" because you cant do anything inside except rotate in place. And all those walls of what I assume to be 5 cm gypsum block are overkill, they must eat like over a square meter of floorspace, plus wall detailing. Same task is done with simple board furniture, floor to ceiling if you want, washing machine and dryer inside if you want. You can make all those walls and all this storage room standing floor into useful storage space and add to kitchen/bathrooms.

You're wasting your time. I already explained to you the H plan, which is the standard everywhere in the world today. It's only rare in Europe because euro buildings are old. 1- notice that the only wall that the apartments share is the living room one. A non-private part of the house which is usually only used during the day, so you don't have to worry about neighbour wall noise in your bedrooms. 2- the hallway with the stairs and elevators are used to separate two sets of apartments on one side and two sets on the other, thus avoiding another shared wall. The windows facing this side of the apartment (the internal part of the H) are usually kitchen, laundry room or bathroom windows. They are meant for ventilation only, so it's ok to be facing another apartment so closely (this plant here is retarded because the dude placed a bedroom window facing this internal side of the H). The bedroom and living room windows all face the outside, giving nice views, sunlight, and privacy. 3- notice that if you want to build bigger apartments, you can expand the hallway and thus the rooms indefinitely to the sides. You basically have windows and ventilation on three sides, good and private views on two, and only one shared wall which is the non-private part of the house. And it's very adaptable. 90% of the buildings in Brazil are built like this, same goes for Hong Kong or any other city that grew up in the post-war only. This is simply the standard these days. In many cases here in Brazil they build only half of the H, because of lot size limitation. You can see it in pics 2 and 3. The bedrooms and living room all face the front of the building, while on the other side you have small windows giving ventilation to the kitchen, laundry room and bathroom, also the lobby with stairs and elevators (it kinda looks like the building's spine), and even a place to put the AC units. All of this would be mirrored if they had built the other side of the H.

Toss a cleaning/general storage closet in the living room. The saved space can be added to the bedrooms, kitchen, and/or another bath. Living room is also pretty large compared to the rest of the place.

I integrated my kitchen into the living/dining room. It's really convenient not having to run to a different room to grab something from the fridge. Or think of all the time you spend carrying dishes around from room to room. Also, this way I can watch the children while cooking, without having to lock them up with me in a tiny kitchen.
